It was a new construction when we moved in. We have a two-bay, three-car garage. One bay is for a car that is only driven in the summer. The other bay is for our two cars that are driven year-round. The two-car bay is starting to show some pitting from the road salt and winter chemicals.I'd like to seal the entire floor and was wondering what the best options are for this area. Is this something that is fairly easily done by myself or should I expect to have to hire someone?If I have to hire someone, what prep should I expect to have done before they come in? How long will the process take and how long will we have to wait before we are able to move things like shelves and a work bench back into the garage?— G&A, Farmington My first thought is why did you wait so long to protect the floor?

Concrete is like a loaf of bread. On the top there is a smooth crust. Inside is like Wonder bread, softer, and less resistant to winter road chemicals. So now, on the side that does not house the ’63 Corvette or ’50 Studebaker, the crust is compromised.Be that as it may, I called John Topping of Manitou Concrete, my go-to guy for concrete questions. He suggested the following: “For a general floor sealer that might have a previous sealer on it, a recommended product is Everclear VOX. It is a water-based product that should not be offensive around the house.“If they want to fill the pocks in the floor first, use Tammspatch II. It’s a two-part product. They would have to power wash the floor very well before attempting to patch. Then they can put the Everclear over it once the patch has dried. You can get both of these products at the Duke Company on Jefferson Road.”So, this does sound like a do-it-yourself project. Dry time for the sealer should be around 24 hours, but check the product directions.

Another option is to use an epoxy such as Rust-oleum Epoxy Shield. The floor should be thoroughly cleaned and directions for the two-part epoxy mix should be followed exactly. This is not designed to fill deep depressions, but should make the floor easier to keep clean. It is not a long term fix, but may delay having to replace the floor.If either of these remedies work, great. Make sure you follow the manufacturer’s directions. The frequency of resealing or re-coating the floor will depend upon the process used and the amount of road salt tracked into the garage. Regardless, the floor should be cleaned of winter road chemicals as often as possible.Dear Jerry: My wife and I like to go to estate sales, not really to buy but to look at the houses.
